Our History

C.P. Morgan Company, Inc. is a residential land development and home building company serving the metropolitan Indianapolis, greater Lafayette and greater Charlotte areas. Founded by Charles P. Morgan in 1983, the company strives to be a model of operational excellence, and achieves results through a strategic focus on consistent operating principles.

The corporate vision for C.P. Morgan is to provide more home to more people than they ever dreamed possible. This is accomplished by offering their homebuyers “more square feet for less money with more choice and less hassle” while ensuring a high level of customer satisfaction as well as an enjoyable building experience.

C.P. Morgan set out to build a better home by listening to homebuyers. Research clearly revealed the vast majority of homebuyers preferred a home with more useable space. So, in 1994 C.P. Morgan adopted a revolutionary building process based on consistency and predictability. By streamlining systems, the company found ways to cut waste out of the building process without cutting corners. The benefits of this efficient system are passed directly to the homebuyer in the form of “more square feet for less money.”

By highlighting space and price, C.P. Morgan seeks to speak directly to a specific market segment - first-time homebuyers. The company offers unparalleled choice through a 12,000 square foot New Home Showroom, and a wide variety of floor plans, designs, sizes and prices. C.P. Morgan’s goal as a company is tied directly to the satisfaction of its homeowners. Ninety-eight percent of C.P. Morgan homebuyers say they would recommend us to a friend or relative four months after living in their new homes. In addition, according to the 2002 Home Buyers Survey by Centermation Systems, an Indianapolis-based marketing research and data processing firm, C.P. Morgan ranked #1 in customer satisfaction among large Indianapolis metropolitan new homebuilders.

Over the last 22 years, C.P. Morgan has built over 19,000 homes in over 100 neighborhoods, and has received national recognition for quality community development. C.P. Morgan is currently developing in approximately 30 communities in Indiana with homes ranging from 900 – 5,000 square feet in size with prices from the $80’s to the mid $200’s. While in 2004, C.P. Morgan expanded its homebuilding operation by entering the Charlotte market and are currently building in 20 communities with homes ranging from 1,000 – 4,200 square feet and priced from the $100’s to the mid $200’s.

C.P. Morgan has most recently received the Torch Award from the Better Business Bureau of Indianapolis and is the first Indiana homebuilder to receive this honor for excellence in business ethics. In 2004, the Indianapolis Monthly voted C.P. Morgan as one of the top twelve outstanding businesses to work for in the Indianapolis metropolitan area. C.P. Morgan is also the only builder/developer in the country to have been awarded three national awards for building with nature: Building with Trees Award of Excellence and two Global ReLeaf Awards. In 2003, C.P. Morgan received the prestigious Keystone Award from the Residential Warranty Corporation for demonstrating expert technical competence, professional building ethics, a strong financial stability as well as their dedication and commitment to excellence in the building industry, making C.P. Morgan the only builder in the State of Indiana to receive this prestigious award.
