How We Do It

Streamlined Systems

Managing Systems in the Most Effective Way Drives Out Waste and Decreases Costs

Efficient Construction

To develop a more efficient building system, we mapped out every single step in the homebuilding process. We took a good hard look at how we worked and why. Sometimes, we decided we were on the right track. In other cases, we realized we could do better. And we did. Which is both the reason our building process is a very predictable one and why your home will last for generations. Here are the keys to how we do it.

CONTROLLED VOLUME.

At C. P. Morgan, we analyze our building capacity and commit to build only the number of homes we can finish correctly and on time. By focusing on a limited number of homes under construction at any given time, we are able to focus on each home and homeowner. The result is a quality-built home delivered right on schedule.

CENTRALIZED SCHEDULING.

Does scheduling really make that big a difference in the quality of your home? Absolutely. In fact, C. P. Morgan’s Centralized Scheduling System is the primary reason we can provide more square feet for less money. Managing the schedule from the corporate office streamlines every aspect of our building process. Our Field Construction Managers are freed up to inspect each home daily and communicate with our homeowners.

CENTRALIZED PURCHASING.

Due to C. P. Morgan’s more efficient building process, we are able to purchase large quantities of materials in advance and have them delivered just in time. This allows us to ensure higher quality materials at a better price – another savings passed on to our homeowners. In addition, our building process attracts the best contractors who desire a consistent workload. These craftspeople can focus on doing every job right and delivering a high quality product for our homeowners.

VALUE ENGINEERING.

The way a home is designed also makes a difference in its cost effectiveness. As C. P. Morgan’s architects designed our homes, they identified areas that waste space, add unnecessary costs or decrease structural integrity. This attention to detail has several benefits, the most significant being a home with more square feet for less money.

DAILY INSPECTIONS.

How a new home is inspected during the construction process is the key to its ultimate quality. If high quality products are used but are installed incorrectly, the home will not perform as designed. At C. P. Morgan, almost every community has a minimum of one Field Construction Manager and an Assistant Field Construction Manager. This allows us to build quality into our homes throughout the building process–without a lot of mistakes or frustrating construction delays.

QUALITY CONTROL MANAGEMENT.

Quality must be managed. It doesn’t just happen. Our Field Construction Manager’s most important duty is to carefully monitor and maintain the quality of every step of the home. In addition to their daily inspections, there are several critical points in the building schedule where more extensive Quality Checkpoints are found – and each homeowner is invited to attend. The result is a home with quality built in throughout the entire process.
